Lowest-Priced New Projects in Taipei, New Taipei and Taoyuan Released
My Housing magazine compiled publicly listed residential new projects in Taipei, New Taipei and Taoyuan in 2026. As of actual transaction disclosures through October, the lowest per-ping presale units are Tianmu Shili on Xingyi Road in Beitou District, Taipei City, Wenjie Aiyue in the Baiji area of Sanxia District, New Taipei City, and Yixiang Qingjia near Fugang in Yangmei District, Taoyuan City, at 92.9, 33.2 and 23 (in units of NT$10,000) per ping respectively. By comparison, last year the lowest-priced new projects in Taipei, New Taipei and Taoyuan were Hanhuang Shaoguang in the Shezi area of Shilin District, Taipei City, Hetang Dunjing in Jinshan District, New Taipei City, and Fengqiao Shangjing-Fengjing near downtown Guanyin District, Taoyuan City, at 75.4, 29.3 and 19.3 (in units of NT$10,000) per ping respectively. The low-price locations differ between the two years, but both share second-tier district and low-floor characteristics, while this year they are higher by another 1 to 2 ten-thousand-NTD notches.
Builders Abandon Super-Outer Suburbs
Chen Ping-chen, Director General and spokesperson of the Research Office of My Housing magazine, analyzed that with the housing market in a downturn over the past 2 years, super-outer suburban areas face selling pressure, builders are waiting painfully for old projects to be absorbed, and do not have the nerve to buy land aggressively or launch new projects there. When choosing second-tier locations to launch, they pick areas that still have some local topical appeal and whose reputations are not so bleak, giving buyers a reason to act, such as Beitou, Sanxia and Yangmei districts, which have relatively stable domestic demand and buyer-interest discussion. For example, Tianmu Shili is adjacent to the Shipai Veterans General Hospital living circle, Wenjie Aiyue and Yixiang Qingjia benefit from price comparisons with the Taipei University Special District and downtown Yangmei, and even though prices are not the lowest in each city, they can attract buyers because market risk is slightly lower. Equally peripheral blocks, but very different fates.
Both buyers and sellers are unwilling to touch eggshell districts, transactions remain in districts that still have selling appeal, centered on places like Jingmei, Beitou-Shilin Technology Park, Erchong and A20, allowing prices to decouple from stifling transaction volume. Thus presale actual registration records so far this year show per-ping prices in Taipei City concentrated at 100-120 (in units of NT$10,000), in New Taipei City at 60-90 (in units of NT$10,000), and in Taoyuan City at 30-50 (in units of NT$10,000), holding steady. At the same time, with ultra-low-price districts abandoned, new projects priced below 80 (in units of NT$10,000) per ping in Taipei City, below 40 (in units of NT$10,000) in New Taipei City, and below 20 (in units of NT$10,000) in Taoyuan City account for only about 0.5%, so the low-end threshold has naturally moved up.
As for whether super-bargain low per-ping presale launches will be seen again soon, Chen Ping-chen pointed out that individual cases can still be watched in Donghu and southern Wanhua in Taipei City, and in the Youshi Industrial Park in Taoyuan City, but all are quite sporadic. When the broader environment strengthens, housing prices across the board have no way back, but when it weakens, the market has no intention of giving low-priced projects a chance to perform.
