Shifts in Youth Homebuying Map Across Taipei and New Taipei
Yungching Real Estate Group, based on Joint Credit Information Center data, observed changes in home purchase locations among buyers under age 40 in Taipei and New Taipei. Compared with the same period last year, in Q1 2026, Wanhua District in Taipei City saw its transaction share rise by 4.2 percentage points year-on-year, the largest increase in Taipei City; in New Taipei City, Xinzhuang District rose by 3.6 percentage points year-on-year, the most significant increase, indicating youth homebuying hotspots are beginning to shift.
Taipei City: Neihu Has Highest Share, Wanhua Posts Largest Gain
In Q1 2026, the distribution of youth transaction share in Taipei City was led by Neihu District at 12.5%, followed by Zhongshan District at 12.3%, with Beitou District at 11.6%, Wenshan District at 11.3%, and Wanhua District at 9.5%. In terms of year-on-year change, Wanhua District increased by 4.2 percentage points, the most明顯 increase, followed by Wenshan District with an increase of 2.6 percentage points and Beitou District with an increase of 2.5 percentage points. 陳金萍, Deputy Manager of the Research and Development Center at Yungching Realty, noted that total housing prices in Taipei City are high, and youth homebuyers with limited budgets place greater emphasis on whether the total price is affordable, while also considering commuting convenience and daily living needs.
Wanhua, Wenshan and Beitou Each Offer Commuting and Price Advantages
陳金萍 said Wanhua District has Taiwan Railway and MRT public transportation, and housing prices are lower than in core areas of Taipei City, making it attractive to young people who hope to buy property in Taipei City while budgeting carefully. Wenshan District and Beitou District are connected to downtown Taipei City via the MRT, with mature living functions and diverse housing options, and with more affordable prices and commuting conditions compared with the city center, they are equally attractive to young buyers who can accept a moderately longer commute in exchange for more spacious living space.
New Taipei City: Banqiao Leads in Share, Xinzhuang Outlook Positive
In Q1 2026, youth transaction share in New Taipei City was highest in Banqiao District at 14.5%, up 2.1 percentage points from last year, followed by Xinzhuang District at 11.3%, up 3.6 percentage points year-on-year. 陳金萍 analyzed that Banqiao, Xinzhuang and Zhonghe all belong to living circles closely linked to Taipei City with MRT commuting conditions. In addition to price, youth homebuyers also want to maintain convenience for work, shopping and family care, so mature areas in the first ring of New Taipei near Taipei tend to become priority areas for comparison. Banqiao District is not only the administrative center of New Taipei City but also a transportation hub and commercial center, just across a bridge from Taipei City, with quick access to core areas of Taipei City via the MRT Bannan Line. Xinzhuang District has benefited from continued development of the Fuduxin (Sub-City Center) and Wenzizhen重劃區重劃區重劃區重劃區 as well as the gradual improvement of the MRT network, continuing to attract population inflows; as the office cluster in the Sub-City Center gradually takes shape, the momentum of corporate headquarters, financial and commercial service industries moving in continues to increase, which is expected to attract more employed people to move in the future, and current housing prices remain more affordable than in Banqiao, thus attracting the attention of many young buyers.
